      House staging is when you decorate the interior with furniture and other items to make the house look inviting and attractive to buyers.

      A great example of this would be a model home that a builder has on display for potential customers to come and look at if they are interested in buying.

      Staging a vacant house will certainly help sell faster if it’s done properly rather than leaving it empty. Especially if you can put a nice sofa in the living area where buyers can sit and imagine them selves living in the house.

      At the very least you would want to be sure you have a kitchen table where you can sit and talk with them to discuss details about the house with them and negotiate a selling price… and ultimately sign a purchase and sale agreement with you.

      If it’s within your available budget, you may want to consider hiring a professional staging service or interior decorator that can come and make the house look the best, with what you have to spend.

      Although you might think you know what looks good to you, professional decorators probably know better and can create an atmosphere that will appeal to just about everyone. Professional staging services will actually rent you all the furniture and decorations so you don’t have to go out and buy any, or use your own.

      The money spent will be more than worth it if it helps sell the house faster and saves you a few months of mortgage payments, and holding expenses.

      However, if you are living the house while you sell it, then you will have your own furniture in the house so you won’t have to rent any. An interior decorator may be able to show you how to rearrange what already have to make it more appealing to buyers when you show them your house.

      You want to make sure you remove any personal items that you do not absolutely need from the house. For example, remove any pictures of you and your family, and knick knacks that you have displayed all over the house.

      Keep in mind that when buyers come to look at your house, you want them to be able to imagine themselves living there. You want them to take their time looking around and make themselves comfortable. The longer they stay, the more likely they will have a chance to get a feel for living there.

      If they see your personal belongings everywhere, they’ll feel like they’re intruding and may not look as closely as they would like to. Imagine if you were in someone elses house, would you feel a little uncomfortable walking in someone’s bedroom if it looked like it deserved some amount of privacy?

      However, if it is stripped of all personal items, then it’s more like walking into a hotel room where its inviting, and you don’t feel as though you are intruding.

      In either case, whether its vacant or you’re still living there, you want to make the best possible first impression for your buyers. This seems very obvious, but so many people forget this one critical step and unfortunately have trouble selling their house, even at a very attractive price.

      Just remember to remove anything at all that you don’t absolutely need while your staying there, and if the house is vacant, you should make sure you have enough in there to give the buyer the ability to get comfortable for a minute and imagine themselves in their new home.
